Title

Supplementary Planning Guidance - Development Brief for Terriers First School Site, Totteridge Lane, High Wycombe.

Subject

The Planning Policy Team have prepared Supplementary Planning Guidance in the form of a Development Brief for the former Terriers First School Site, Totteridge Lane, High Wycombe.  The final version is now submitted for approval.

Decision

To adopt the Development Brief for the Terriers First School Site, Totteridge Lane, High Wycombe as Supplementary Planning Guidance.

Reasons for Decision

The adoption of this Development Brief as Supplementary Planning Guidance will provide clear, concise planning guidance to developers to guide the redevelopment of this site which is designated as a strategic housing site in the Wycombe District Local Plan to 2011 (deposit version as amended by proposed modifications).

Alternative Options considered and rejected

The alternative option is not to adopt this final version of the Supplementary Planning Guidance.  However, the SPG would assist Development Control in determining any planning applications for the redevelopment of this site and supports the aims of the Community Plan to seek high quality design in all new developments to minimise environmental impact and to promote the best use of urban land and buildings to meet local housing needs.

Consultation Undertaken

A draft copy of the Development Brief was the subject of a formal consultation exercise from mid-February to mid-March 2003.  The guidance was circulated to statutory bodies, adjoining residents, relevant community groups and amenity societies, Ward Members, the chair and vice-chair of Development Control Committee and the County Council in their various capacities as land owner, education authority and highway authority.  The consultation was also advertised by the posting of site notices around the site and an advert in the Public Notices section of the Bucks Free Press.  Twenty five responses to the consultation were received and where appropriate the Development Brief has been amended to take account of these comments.
