Andrew Smith from Pinewood gave the following 3 main progress points:

1.     Seven Hills Road

Discussions with Bucks County Highways were ongoing, with a meeting planned for the following day (23 July 2019).  The Seven Hills Road option was generally expected to be adopted but the detail of design, plans and timetable were still to be decided.  The meeting was to obtain pre-application advice before consulting stakeholders and then finally submitting an application to SBDC planning.  A traffic survey was planned but this couldn’t be undertaken during school holidays and so was likely to begin in September.  The legal agreement would also need to be varied but this could be done in parallel with the planning application process.

There was concern that an alternative entrance to Pinewood needed to be created to add an alternative route to avoid the junction.  Pinewood would support this and note that the design must be compassionate to the residents of Seven Hills Road.  The trees, ecology and drainage would need to be carefully planned.

2.     Alderbourne Farm

Site clearance was underway and old tractor tyres etc had been removed as part of the clear up.  An enforcement officer had visited regarding an historic use for green waste and it had been confirmed that this use was no longer being undertaken.

3.      Roof Planting

Pinewood East had won an award for Best Large Scale Mitigation for the roof planting scheme and there were nesting skylarks.

Update by Hydrock

A presentation was given by Iain Hissett of Hydrock to explain the drainage strategy.

1.      Policy.  The requirement that any development should not increase the flood risk onsite or downstream.

2.      Attenuation.  Hard surfaces cause faster flow, high rainfall can then lead to flooding, the drainage scheme collects the runoff and holds it to allow it to disperse at a natural rate.

3.      New development.  The strategy is part of the development framework designed by Arup in 2014.

4.      Rain gauge installed.  This collects data to show how effectively the drainage system is working and whether any changes need to be made.

The Chairman thanked Hydrock for the presentation and noted that the monitoring was good for the residents.  A request was made for the presentation to be circulated with the minutes.

Alan Wilson of Iver Heath Residents Association asked about the maintenance of ditches at the back of Iver Heath as part of drainage.  There were some volunteers available that could help with the work.  It was advised that this should be done in line with the ecology strategy but could be organised as a community event.  Simon Gray, Landscape Officer, of SBDC had attended the grass cutting here and it was asked if he could be invited to attend future meetings.

Konstantinos Sefeiziadis gave the update for Sir Robert McAlpine.  The presentation showed the completion of the steelwork.  It was advised that they were on week 46 of the plan out of the proposed 59 weeks.  The hard landscaping was almost complete.

During the next 3 months, the following stages would be worked on;

• finishing hard landscaping,
• roofs,
• stages/toilet blocks,
• section s278 works. 

For the green roofs, the cranes were being used to lift the soil, followed by the water supply and seeding.

Questions were asked about the cycleway.  It was noted that there were cars parked in it and it was asked whether the road markings could prevent this.  It was advised that local residents were parking there because there was nowhere else for them to park.  Pinewood offered to do a leaflet drop if this would be helpful to keep the cycleway clear but it was noted that currently only one household was parking cars on the cycleway.

Community work.  It was advised that there had been donations to the Black Park Shed project.  A cheque had been presented to help with insulation in the workshop and donations of timber.  The Chairman advised that he had attended the Black Park Shed open day and they had been very grateful for the levelling work done in the car park.

Fulmer Primary School and Iver Heath Pavillion had also had work done and the Scout Group had received a timber donation.
