Approval of the Leigh Street Quarter Development Brief as Non-Statutory planning guidance.

Reasons for Decision

The Brief sets out design principles to enable a quality development of the site following the approach taken in the Wycombe Development Framework Preferred Options Site Allocations Document.  The area covered by brief covers an area of approximately 2.8 hectares and is located to the west of High Wycombe town centre.

It is recommended that the Leigh Street Quarter Development Brief be approved as non-statutory guidance, to satisfy the requirements of the Core Strategy and Preferred Options Site Allocations Document which require a comprehensive development brief for the area.  It will be used to evaluate planning applications for redevelopment as and when they are submitted with the aim of coordinating development to achieve wider objectives.

Consultation Undertaken

This brief was subject to a 36 day period of public consultation between 11 June 2008, and 16 July 2008 including a public exhibition.  Comments received were considered, and changes made to the document where appropriate.  The results of the consultation have been tabulated they are included within Appendix 3 of the Brief.

Consultations during the preparation of the brief have also taken place with ward members and interested parties within the Council.
