Reasons for Decision |
The small Lodge House sits in a prominent position on the London Road. A planning application has been received that proposed extensions to the building that could affect its uniqueness. Concern is being expressed by local residents and the local Member and it has been requested that we consider the building for addition to the Local List. The building is not covered by any other designations such as a conservation area. Some years ago statutory listing for the building was requested from the DCMS, but was not forthcoming. |
The Lodge building meets criteria i, ii, iii and iv of the Local List criteria included in Policy HE5 of the Wycombe District Local Plan to 2011. It is by a well know local Victorian architect, Arthur Vernon. It is a landmark building in this part of the London Road and stands on a prominent site. |
There is no established procedure for adding buildings to the Local List and it is considered that any public consultation exercise as would be the case when we consider a whole parish is unnecessary in this instance. Accordingly I advise that the Cabinet Member for Planning initiates the process by issuing a Proposed Executive Decision to add the Lodge building to the Local List for Chepping Wycombe Civil Parish. |
Local Listing does not bring statutory control over demolition and alteration but is a material consideration in any future planning applications for the site. |
Consultation Undertaken |
The request to add the Lodge to the Local List came about as a result of local concern that the character of the building would be compromised if a planning application on the site was approved. |
