Exemption from publication: There are confidential appendices to this report, which are
exempt by virtue of paragraph 3 of Schedule 12A of Part 1 of Schedule 12a of the Local
Government Act 1972 because they contain information relating to the financial or business
affairs of any particular person (including the authority holding that information).

To approve the lease renewal including granting of additional land and permission
to alter the exterior as set out in the approved planning permission.

Reasons for the decision:

The lease had reached expiry and a renewed agreement was necessary.
Granting the additional space to the tenant will allow them to create more space for tables
and formalise the bin store, and the proposed alterations of screening and creating the bin
store will improve the appearance of this area.
The terms of the lease renewal are in line with the market. The proposed lease renewal will
generate a revenue to support delivery of the Council’s services and meeting the Council’s
obligations under Section 123 of the Local Government Act 1972

Alternative options considered:

Refusing to renew the existing areas lease
or grant a lease to include the additional space would leave an unused area and loss of rent.
This area of land abuts the pub which has a doorway leading directly onto it which would limit
any alternative use.
