To issue a new lease at the property
Reasons for the decision:
The property is currently vacant. The terms of
the letting are in line with the market. The proposed letting will
generate a revenue to support delivery of the Council’s
services and meeting the Council’s obligations under Section
123 of the Local Government Act 1954.
The tenant has been reviewed and found to be a suitable tenant for
the property. The new lease will prevent the Council incurring
further costs associated with vacant properties.
Alternative options considered:
To not issue a new lease to the proposed
tenant but continue marketing the space to find an alternative
occupier. This option would incur further fees in marketing, costs
associated with a vacant property and loss of income over a further
void period whilst an alternative occupier is found. The proposed
occupier is considered to be of suitable covenant strength and
meeting the market rent. This was therefore not considered as an
option.
